Peek Into The Market!


Hey Gang! Hope everything is well and you are enjoying your Saturday! It's my birthday today and I wanted to share a present with you. Above is a overview of what is going on in the housing market in the Omaha Metro area.

What do these numbers tell us? Great question. First, I will be doing a recap like this monthly, diving into these numbers and providing my expertise as to what they mean. Now friends, this is my point of view based on my experience and knowledge. I know it to be Straight Talk and Honest! It's no secret that the number of homes available for sale is down considerably form last year, over 500 less!!! Crazy. How many are waiting to close and have an accepted contract is a wash, same from 2015 to 2016. Not a big deal right? Wrong! Because of the limited number of homes for sale and the same amount of buyers looking things start to move. I mean JUMP. The value of homes is deemed higher because a place to call home is at a premium. You know what that feels like? When you go to the mall with your best friend and you both fall in love with the same item and it is the last one. Our friend acts faster on the purchase and you're left empty handed. Yep it's like that. But only this time you might still be stuck in that apartment paying a company that could care less about that leaky faucet, weak furnace that blows cold air or your future. Meanwhile, your friend who acted quickly is enjoying the new digs she now owns and can stake claim to it like Captain Morgan on that barrel of rum!

Are there still good values (deals) to be found in a house? Yes absolutely. How do you find these and get one? First you can give me a buzz and we get things rolling. Get you linked up the best realtor and the best mortgage lender and we get to work. Its about being decisive and strategic. To avoid a multiple offer situation we need to act quick with a plan (strategic part). We present an offer that the seller can't refuse right away and work to eliminate the hassle of negotiating back and forth. I will discuss this more in a future post.
